BREEAM (BRE Environmental Assessment Method) is the world's foremost environmental assessment method and rating system for buildings, with 250,000 buildings with certified BREEAM assessment ratings and over a million registered for assessment since it was first launched in 1990.

BREEAM was created as a cost-effective means of bringing sustainable value to development. It helps investors, developers, design and construction teams and occupiers to use natural resources more efficiently. There may be a capital cost to building to the enhanced standards promoted by BREEAM, but this cost needs to be seen in the context of the overall value of sustainable development. 

3 steps to BREEAM Certification

For a more detailed list of the usual steps needed to get certified to the ISO quality standard, please contact us. Briefly, though, here’s what you’ll need to do. Basically, there will be four major steps in your BRE certification process.



  • Internal Audit

    TAYLLORCOX assessment show you how close you are to being ready for an BREEAM certification.

  • Training

    Your staff will require training (Internal Auditor, Manager). It is dependent on their responsibilities.

  • Certification

    During an BREEAM audit, the auditor(s) will examine your organisation records and will talk with your people.

BREEAM is part of The Code for a Sustainable Built Environment which is a strategic international framework for sustainability assessment of the built environment, also known as The Code. The Code consists of a set of strategic principles and requirements which define an integrated approach to the design, construction, management, evaluation and certification of the environmental, social and economic impacts across the full life cycle of the built environment. The Code is interpreted through a Core Technical Standard and a Core Process Standard, both supported by Core Science (see diagram).

FAQ: BREEAM Certification 

  Can any building type be assessed?
Separate BREEAM schemes are provided to cover all main building types, such as offices and retail. Buildings not falling under one of the main schemes can be assessed under the BREEAM Bespoke scheme.
  Can BREEAM be used internationally?
BREEAM can be applied to any building type anywhere in the world and TAYLLORCOX has assessors licensed to deliver assessments internationally.
  What is the difference between BREEAM for new constructions and BREEAM in-use?
BREEAM for new constructions is a one-time certification valid for the lifetime of a building. It can be applied anywhere in the world for new buildings or buildings which have undergone extensive refurbishment and has a double-stage certification process (pre-assessment and post-construction).

BREEAM in-use is for existing buildings and encompasses three different elements within the scheme: the operational, intrinsic and management aspects of an office building. This type must be re-certified annually to maintain validity.
