TRAINING

CERTIFICATION
Ensure your buildings meet the strict requirements of BREEAM.
The BREEAM certification process usually consists of three phases. A preliminary evaluation will take place first. This phase examines how many credits can be obtained for an existing building (or new construction), and also sets a target certification rating. This will be followed by an evaluation of the project proposal, mostly on the basis of complete documentation. In the last phase, there will be a mandatory check of the actual condition, which will assess the deviations of the actual condition from the project design, or the actual condition of the building.
Our respected auditors will evaluate your building not only according to the BREEAM standard, but also according to ISO 9001, 14001, 18001, 50001 - the standards on which BREEAM is based.
The Building Research Establishment’s Environmental Assessment Method (BREEAM) assesses the impact of buildings on the environment. This is the most complex scheme that can be used for new and existing buildings.
The main feature is the allocation of credits for performance criteria beyond local rules and regulations. In practice, this means that credits will not only come from complying with the regulations, but will actually exceed the minimum requirements. Therefore, the Czech Republic has its own BREEAM reference sheet which takes into account both Czech and European regulations. It is a very dynamic process as regulations and building requirements are constantly evolving. For this reason, the BREEAM certification is updated every three years to reflect current practices and changes.
The BREEAM audit examines the 9 areas to which it gives weight in the overall assessment: energy (19%), environmental health and well-being (15%), materials (12.5%), management (12%), pollutants (10%), land use and ecology (10%), transport (8%), waste (7.5%) and water (6%).
The overall percentage score then serves as an indicator of the environmental maturity of the object. The levels that can be achieved are: pass (rating ≥ 30%), good (≥ 45%), very good (≥ 55%), excellent (≥ 70%) and outstanding (≥ 85%).
In addition to its conditions BREEAM also requires compliance with local legislation. In the Czech Republic it directly refers to ČSN 73 0580-1.
Is it possible to audit any building?
BREEAM offers several schemes that cover all major types of buildings, whether they are office or retail space. If your property does not fall under any of them we can assess it on the basis of an individual BREEAM Bespoke scheme.
Can we get the BREEAM certification for any building in the world?
BREEAM can be used for any building around the world. TAYLLORCOX auditors are authorized to conduct evaluations at the international level.
What is the difference between a BREEAM certification for a new construction and the BREEAM in-use system?
For new projects BREEAM is a one-time certification. It can be used to audit new or fundamentally renovated buildings around the world. The evaluation begins in the construction project phase and ends with a check of the real state. BREEAM in-use, on the other hand, is used for existing properties and needs to be confirmed by annual recertification.
